Window Repair
The general category, covering the moving parts and the seals. Window Frame Repair
The frame is the part that holds everything square, and when it goes out of square nothing else works right. Sashes bind, locks stop lining up, and gaps open at the corners. We repair damaged and racked frames, rebuild sills, and re-square openings where settling has done the damage. My window is foggy between the panes. Can that be fixed?
Usually, and it's a smaller job than people expect. The haze means the seal on the insulated glass unit failed and moisture got in. On many windows that glass unit can be replaced by itself while the frame, sash, and hardware stay put. It costs a fraction of a new window and looks brand new. Where it isn't possible is on units where the glass is sealed permanently into the sash.
Can you repair my window instead of replacing it?
Very often, yes. Hardware, balances, locks, weatherstripping, glass units, sills, and trim are all repairable. What forces replacement is a frame that's rotted through, a unit that's badly out of square, or a discontinued window with no parts available anywhere. We'll look, hunt for the part, and tell you which situation you're in.
How much does window repair cost?
Most repairs land in the low hundreds. A screen rescreen is the cheap end. Balances, locks, and weatherstripping are small. Glass unit replacement costs more and still sits well below a new window. Rot repair depends on how far it went. You get the number in writing before we start.
My window won't stay open. What's wrong with it?
Almost always the balance, which is the spring mechanism inside the frame that counterweights the sash. They wear out and break, usually one at a time. It's a part swap and it's one of the more satisfying quick fixes we do. On old wood windows it's usually a broken sash cord instead, which is also repairable.
Can you find parts for old windows?
Sometimes, and we'll find out fast. Manufacturers get bought, renamed, and discontinued, and some series have no parts left in the world. There's often an etched code or a stamp on the sash or balance that identifies it, and that's where we start. If the part doesn't exist, you'll hear that within a few days rather than never.
The wood under my window is soft. Is that the window or the house?
Often the sill and trim rather than the window itself, which is good news because that's carpentry we can splice, prime, and paint. What matters more is why it got wet. Failed flashing above the window, a gutter overflowing onto that wall, or caulk that gave out years ago. We'll fix the wood and tell you the cause, because otherwise you'll be doing it again.
Do you fix screens, and can you do pet-proof mesh?
Yes to both, and it's one of our favorite small jobs. We rescreen torn and stretched frames, rebuild frames that have separated at the corners, and install heavier pet-resistant mesh where a dog has been making decisions. You can drop them off or we'll pull them and put them back ourselves.
A window broke. How fast can you get here?
Same day or next day for a broken opening, and we can board it up and secure the house immediately even when the glass has to be ordered. If it's storm related we'll photograph everything with dates in case you're filing a claim. Somebody answers the phone in three rings during business hours.
