Here's the part that surprises people. When your deck starts failing, it usually doesn't start on the surface you're looking at. It starts on top of the joists, in that narrow strip where every deck board sits. Water runs through the gaps between boards, lands on the top edge of the framing, and then just sits there in the shade with nowhere to go. Add the fastener holes, which are little wells that hold water right against the wood, and you've got the perfect setup for rot in the one place nobody can see. The boards on top can look perfectly decent while the framing underneath is going soft.

My deck feels bouncy or soft in a spot. What is that?
Almost always the framing underneath rather than the board on top. It could be a joist that's rotted at the top edge, a joist hanger that's failed, a beam that's sagging, or in the worst case a post that's settled. It's worth having somebody look sooner rather than later, since a single soft joist is a small fix and a row of them is a bigger one.
Repair the boards, re-deck, or rebuild the whole thing?
The frame decides. If the framing is solid and only a few boards are bad, that's a board repair. If the framing is solid and the surface is worn out everywhere, that's a re-deck, meaning new decking and railing on the existing structure, and it costs a fraction of starting over. Rebuild is for when the joists, posts, or footings are gone. We look underneath before saying which one you've got.
How much does deck repair cost?
Small repairs land in the hundreds. Replacing a handful of boards, resetting fasteners, sistering a joist, or tightening a railing are all modest tickets. Re-decking is priced by square footage and sits well below a rebuild. What raises the number is footing or post work, since that means supporting the deck while it's done. You'll get it in writing before we start.
My nails and screws keep popping up. Can that be fixed?
Yes, and it usually means the wood has softened around them or the deck is moving with the seasons. The fix is replacing those fasteners with longer structural screws that bite into fresh material, and checking whether the joist under them is still solid. If the same spot keeps popping after that, the framing there is telling you something.
Can you build over my existing concrete patio?
Usually, and the footings are the question. A typical patio slab is poured a few inches thick to hold furniture and foot traffic, not to anchor posts carrying a roof in a windstorm. So we either core through and set proper footings below, or set footings just outside the slab, depending on the layout. Anybody bolting posts to the edge of a thin slab is skipping the part that matters.
Can you replace just a few damaged boards?
We can, and the honest catch is color. New boards next to boards that have weathered for ten years will not match, whether they're wood or composite. On wood we can often blend it with a fresh coat of stain across the whole deck. On composite we'll sometimes pull boards from a hidden edge to patch the visible middle and put the new ones where nobody looks.
Is my old deck safe to have people on?
Most decks we look at are fine. The things that genuinely matter are how the deck attaches to the house, whether the railing holds when you push it hard, and whether the posts are solid at the bottom. If all three check out, you're in good shape. If something's questionable, we'll tell you straight what it is and what it costs, and the fix is usually smaller than folks fear.
How fast can you get out for a repair?
Usually within the week for most repairs, and sooner if something feels unsafe or you've got an event coming up. We batch smaller jobs by area on set days so they actually get scheduled instead of pushed. When you call, somebody answers and gives you a real day.
