A missing strip of metal under the shingles lets water run behind the gutter and straight down that board. An attic that can't breathe holds moisture against the soffit from the inside. Then the fun part: your gutter is hanging on that fascia, so soft wood means the gutter eventually pulls loose, and rotted soffit is the front door squirrels, birds, and wasps use to move into your attic. I'm Tyler Arnold. This is the job in our whole trade that gets faked more than any other, and I want to be blunt about it. There's a version of this work where somebody wraps aluminum coil right over the existing fascia board without pulling anything off. It looks perfect from the driveway the day it's done. It's fast, it's cheap, and the rotten wood is still under there, now sealed up with the moisture trapped against it. Questions About the Boards Under Your Roof
What exactly is soffit and fascia?
The fascia is the board running along the edge of your roof, standing vertical, and it's what your gutter is attached to. The soffit is the flat panel underneath the overhang, the part you'd see looking straight up while standing next to your house. Fascia is the face, soffit is the ceiling. Together they close off the roof edge and keep weather and animals out of your attic.
How do I know if mine is rotted?
A few signs you can spot from the ground. Paint peeling or bubbling on the board behind the gutter. A dark stain running down it. A soffit panel that's sagging, buckled, or has a hole in it. Gutters pulling away from the house. Birds or squirrels going in and out at the roofline. If a screwdriver sinks into the wood with light pressure, that's your answer.
How much does soffit and fascia repair cost?
It's priced by the linear foot and depends on how much is bad, what material we're putting back, how high it is, and whether the rafter tails behind it are damaged too. A single rotted section is a modest repair. A whole elevation costs more. We measure, photograph, and put it in writing before anything starts.
Can't you just cover it with aluminum instead of replacing it?
We won't, and here's why. Capping over rotten wood traps the moisture against it and hides the problem behind something that looks brand new. The rot keeps going, and eventually your gutter comes off the house. Wrapping good wood in aluminum or vinyl is a legitimate finish that cuts painting forever. Wrapping bad wood is just an expensive way to postpone the same repair.
Why did it rot in the first place?
Almost always water that shouldn't have been there. Overflowing gutters running back over the edge, a missing gutter apron letting water travel behind the gutter, ice backing up at the eave, or an attic with poor airflow holding moisture against the soffit from inside. We'll tell you which one it was, because replacing the board without fixing the cause means you'll be doing this again.
Should I replace with wood, vinyl, or aluminum?
Wood matches the original look and takes paint, and it's the right call on older homes where appearance matters. Aluminum and vinyl don't rot and never need painting, which is why most folks pick them now. Vented soffit panels come in all three and add airflow to your attic while we're up there. We'll show you what suits your house rather than what's easiest to install.
Something is living in my attic and getting in through the soffit. Can you fix that?
We can close it up and rebuild the damaged section, and we'll add proper venting so it stays sealed. One thing first, and this is important. Make sure whatever's up there is gone before we seal it, and for bats especially there are legal timing rules in Missouri about when they can be excluded. Get a wildlife professional in first, then call us to rebuild.
Do I have to replace my gutters too?
Usually not. Gutters come down so we can get to the fascia, and if yours are in decent shape they go right back up. If they're already undersized, bent, or hung on spikes that keep backing out, doing both at once saves you a second mobilization. We'll give you both prices and let you decide.
