I'm Tyler Arnold. Our inspection is built so you don't have to take our word for anything. You get 60 or more photos, and that includes pictures of the parts of your roof that are in great shape, not just the bad spots. You get a letter grade for the whole roof. You get a short video where somebody says your name out loud and walks you around your own house. And you get an estimate of how many years you've got left, which is the actual question you're asking. If that number is nine, we'll tell you it's nine and we'll go home.

Three Ways We Keep an Eye on Your Roof
Most roofs that fail early didn't fail because of the shingles. They failed because nobody looked at them for fifteen years. Here's what we do about that.
Roof Inspection
The full walk-around. We check the shingles, the valleys, the pipe boots, the flashing at every wall and chimney, the ridge cap, and the gutters. We look at your attic and decking where we can get to them, because water tells you more from underneath. You get the photos, the letter grade, the video, and an honest estimate of remaining life. Free, and free when the answer is that you don't need us.
Roof Maintenance
The cheap thing that beats the expensive thing. Once a year we clear the valleys, check and reseal penetrations, look hard at pipe boots and flashing, tighten what's backing out on metal, and clean the gutters while we're up there. Most of the four figure repairs we get called for started as a fifty dollar problem that nobody caught. Roof maintenance is how you never meet that repair.
Roof Cleaning
Those black streaks are algae, and Ozarks humidity is a buffet for it. It looks terrible and it does eventually hold moisture against your shingles. Roof cleaning uses a low pressure soft wash, never a pressure washer, because pressure blasts the granules off your shingles and takes years off the roof. We can also set zinc or copper strips near the ridge to slow the regrowth.

Inspection Questions People Ask Before They Call
Is the roof inspection actually free, or is there a catch?
Actually free, and there's no catch we're hiding in a footnote. It's free if you hire us, free if you don't, and free if you take our report and photos straight to another company. We do it because a good chunk of the people we inspect for come back to us in three or eight years, and because half of them tell a neighbor.
How often should I get my roof inspected?
Once a year is a good rhythm for most homes here, plus after any big hail or wind event. If your place sits under heavy tree cover near the lake, twice a year is better because of what collects in the valleys. Newer roofs can stretch it, and we'll tell you if yours can.
What do you actually check up there?
Shingles and granule loss, valleys, pipe boots around the plumbing vents, flashing at every wall and chimney, ridge cap, the eaves and drip edge, and the gutters. We look at the attic and the decking where there's access, since a stain underneath tells you things the surface hides. You get photos of all of it.
My insurance company is asking about my roof condition. Can you help?
Yes. We do a full Branson roof inspection, document the condition with dated photos, and give you a clear written report you can hand to your carrier. What happens with your policy is between you and them, but a real report with real pictures beats a guess every time.
I'm buying a house. Is this different from the home inspector's report?
Different, and it's worth having both. A home inspector looks at everything in the house and gives your roof a paragraph, often from the ground or a ladder at the edge. We're up there walking it, looking at one system in detail, and we can tell you roughly how many years are left. That number matters when you're deciding what to offer.
Are you just going to tell me I need a new roof?
Not unless you do. Plenty of our inspections end with us saying the roof is in good shape and we'll see you next year. The photos are there so you can check our work. If we ever tell you something's wrong, you'll be looking at a picture of it.
What are the black streaks on my roof, and can I pressure wash them off?
They're algae, they're extremely common in our humidity, and please don't pressure wash them. A pressure washer strips the granules off asphalt shingles and shortens the life of the roof. Roof cleaning done with a low pressure soft wash gets rid of it without the damage.
Do you offer a maintenance plan?
We keep customers on a yearly reminder and come out to do the inspection and roof maintenance on a schedule, so you're not the one tracking it. Most folks forget about their roof entirely until it does something dramatic. This is how you skip that part.
