I'm Tyler Arnold. That's the entire home inspection for a railing. Take hold of the top rail somewhere between two posts and shove it firmly, the way a grown adult would if they lost their footing. A little flex in the rail is normal. If the whole post moves, or you feel it at the base, that's the problem and it's the same problem nearly every time. Railings almost never fail at the rail. They fail where the post attaches to the deck, usually because it was bolted to a rim joist with no blocking behind it, or notched so thin at the bottom that the wood split. Fixing the post connection properly is what makes a railing safe, and it's a fraction of the cost of a rebuild.
The other half of our visit is the view, and we handle it by sitting down. We'll put a chair where you actually sit and look at where a top rail would land in your sightline, because standing at the edge of the deck tells you nothing about how it feels from a chair on a Sunday morning. My railing wobbles. Is that dangerous?
Treat it as a yes until somebody looks at it. A railing that moves at the post is not holding what it's supposed to hold, and that matters most exactly when it matters, meaning somebody stumbling or a crowd on the deck. The good news is that it's usually a post connection problem and it's usually repairable without touching the rest of the deck.
Cable, glass, metal, or wood? How do I choose?
Cable gives you the most open view for the money and needs its tension checked occasionally. Glass gives you the clearest view and needs cleaning, which is a real chore on a windy lake lot. Metal systems with slim balusters mostly disappear from a few feet back and ask for nothing. Wood costs the least, matches a cabin look, and needs refinishing like any wood. Your view and your maintenance tolerance decide it.
How much does deck railing cost?
It's priced by the linear foot and the range is wide. Wood is the affordable end. Powder coated metal sits in the middle. Cable and glass are at the top, since the hardware and the post requirements both go up. One way to control it is doing the premium system only on the run that faces your view and something simpler on the sides that face the neighbor's fence.
Can I replace just the railing without rebuilding the deck?
Very often, and it's one of the best value projects we do. If the framing and footings are sound, a new railing plus refinishing or re-decking makes an old deck feel new for a fraction of a rebuild. What we check first is whether the rim joist and the posts can take a proper connection, since that's what everything else depends on.
How tall does a railing have to be, and how far apart can the balusters go?
Residential guard height is commonly thirty-six inches with a four inch limit on the gap between balusters, which is where the old rule about a ball not passing through comes from. Requirements vary by jurisdiction and by how high your deck sits, so we confirm what applies to your address rather than assuming. If your existing rail is lower or the gaps are wider, that's worth addressing.
Does cable railing sag or block the view?
Properly installed cable is tensioned tight and stays that way, with an occasional check and adjustment as everything settles in the first year. From a few feet back the cables mostly disappear, which is the point. What cable needs is stout end posts, since all that tension pulls on them, and that post work is what separates a good cable install from a saggy one.
Is deck lighting actually worth it?
The stair lights are, without question. Missing a step in the dark is one of the most common ways people get hurt on a deck, and riser lights fix it for a modest cost. Post cap and under-rail lighting is ambiance rather than safety, and it does make a deck feel like a room instead of a platform. Most folks start with stairs and add the rest later.
Solar lights or low voltage?
Low voltage, in almost every case. Solar post caps are appealing because there's no wiring, and they're dim, they don't work well under tree cover, and the batteries give out in a few seasons. A low voltage system on a transformer runs bright and consistent for years. Plan the wiring during a deck or railing project rather than retrofitting it later.
