Know the signs

Signs of roof damage worth a closer look.

Missing, curling or cracked shingles

Shingles that lift, curl or crack no longer shed water the way they should.

Granules in the gutters

A lot of shingle grit collecting in the gutters or at the downspouts points to a worn surface.

Stains on a ceiling or wall

Brown rings or spots inside usually mean water is getting past the roof.

Daylight or damp in the attic

Light coming through the roof, damp insulation or a musty smell are all worth a closer look.

Rusted or loose flashing

Flashing around chimneys, vents and valleys is where many leaks begin.

A sagging or soft roof line

Dips in the roof can mean the decking underneath has gotten wet and weak.

Seeing one of these? A small fix may be all you need, and we usually handle small roof repairs free at the Free Estimate. If it is more, see how a roof replacement works.

The Free Estimate is free, with no obligation. If nothing needs doing, we say so.

Straight answers

Roof inspection questions from Branson and Table Rock Lake homeowners.

Is the Free Estimate really free?

Yes. The Free Estimate is a free roof inspection with no obligation. You get the photo report whether or not you hire us.

It is also your free roof estimate. For anything that needs work, we write a detailed fixed price for the full scope of work, with several payment options including monthly payments. You decide what, if anything, to do next.

What do you check during an inspection?

We walk your exterior with you and inspect and photograph the roof, gutters, siding, windows, doors and deck, then grade each part Good, Watch or Fix with the photos beside each grade.

On the roof we look at the surface, the flashing and the edges, the valleys and the vents and other penetrations, and how the roof sheds water into the gutters. This roof evaluation is the heart of the visit, and the rest of the exterior comes with it.

The visit takes about 30 minutes. You leave with a roof condition report you can keep, and small roof repairs are usually free at the Free Estimate.

How often should I have my roof inspected?

A good rule of thumb is to have your roof looked at once a year, and again after any major storm.

Ozarks roofs deal with sun, wind, humidity, hail and winter ice, and small problems are easier and cheaper to fix when they are caught early. Roofs that are older, or sit under trees or in exposed spots on a hillside or the lake, are worth checking more closely.

The Free Estimate is free, so there is no reason to wait for a leak to tell you something is wrong.

Should I get my roof checked after a hailstorm?

Yes. A roof can show wear after a hailstorm that you cannot see from the ground, so it is worth having it looked at up close.

At a free estimate we photograph the roof and tell you honestly what we find, including when nothing needs to be done. If a roof needs more than a small repair, we weigh repair against replacement with you and look at whether it may qualify for insurance coverage.

We do not give insurance advice, and your insurance company decides about coverage. Our photos give you a clear record to bring to the conversation.

Can you inspect my roof before I list my home?

Yes. A pre-listing roof inspection is part of our Pre-listing Estimate, which is also free.

You get a photo report that shows the condition of the roof and the rest of the exterior, so you can decide what to fix, what to leave and what to tell buyers before they find it themselves. We do not promise a return on any upgrade, because it depends on your home and the market.

If you do work with us, the Home Passport records what was installed and gives buyers and agents something clear to review.
