How much does a roof replacement cost in Branson?
A shingle roof replacement in Branson averages $4 to $6 per square foot installed. Metal averages $8 to $15 and synthetic slate $12 to $20.
For example, a 2,000-square-foot roof works out to roughly $8,000 to $40,000 across those materials. Roof size and pitch, the number of valleys, dormers and chimneys, and the condition of the decking move the price within each material.
These are averages, so your fixed price comes after a free estimate, and you have several payment options, including monthly payments. Full tear-off, deck inspection, ice-and-water membrane, edge metal, flashing, ventilation and cleanup are in the price, so the number you see is the number you pay.
Do I need a new roof or just a repair?
A repair makes sense when the damage is limited to one area and the rest of the roof still has good years left. A new roof makes sense when the damage is widespread, the roof is near the end of its life, or repairs would only buy a little time.
We typically do small roof repairs for free when we do your free estimate. If the repair needed is extensive, we weigh the cost of repair against a full roof replacement with you, so you can decide with the numbers in front of you.
We also look at whether your roof may qualify for insurance coverage. We do not give insurance advice, but we will tell you honestly what we find.
How long does a roof replacement take?
Most roof replacements on a typical home are done within one to two days. Larger homes with steep roofs usually take three to four days.
Roof size, pitch, the number of valleys and dormers, the material and the weather all affect the schedule. Rain delays can push the finish date. Your project manager gives you a build schedule before work starts and keeps you posted each day, with photo updates.
Can new shingles go over my old ones?
No. Every Big Chief roof is a full roof tear-off and rebuild, not a layer on top.
Reroofing over old shingles would cover up the things our roofers need to see: soft decking, failed flashing and poor ventilation. Tearing off the old roof lets us inspect the deck, fix what we find and build the new roof on a clean, sound surface.
We photograph every layer we cover up and keep the photos in your Home Passport.
What happens if you find rotted decking?
We replace it at a posted per-sheet price, so you know the rate before the work begins.
We inspect the deck after tear-off because that is the first time anyone can see it. Rotted or damaged sheets are replaced before the new roof goes on, and the photos go in your Home Passport so you can see what we saw.
Can I finance a new roof?
Yes. Big Chief offers a 12-month promotional plan with interest waived if paid in full, or the Low-Monthly Plan at a fixed 12.16% APR for 180 months. Both are subject to credit approval.
The Low-Monthly Plan works out to about $12 a month for every $1,000 financed. Every roof we quote can be split into monthly payments, and cash and financed customers get the same crew, the same roof and the same warranty.
