How much does a metal roof cost in Branson?
A metal roof in Branson averages $8 to $15 per square foot installed, depending on the panel and the complexity of your roof. Metal costs more than shingles.
For example, a 2,000-square-foot roof works out to roughly $16,000 to $30,000 at those averages. Within metal, the panel style, the size and complexity of your roof, and the colors you choose move the price. Our exposed fastener panel costs less than our hidden fastener panel. Premium metal colors, color-matched metals and snow guards are add-ons that change the total.
These are averages, so your fixed price comes after a free estimate, and you have several payment options, including monthly payments. Full tear-off, deck inspection, ice-and-water membrane, edge metal and cleanup are in the price.
Metal or shingle: which is better for an Ozarks home?
Neither is better for every home. Shingle is the lowest-priced option, and metal costs more up front and gives you a different look and a different kind of roof.
Choose a shingle roof if price matters most. Choose metal if you want a roof with the clean lines of a metal panel, or the standing seam look on a lake house or a modern or rustic home. Your home's style, how long you plan to stay and your budget decide it.
We install both, so we have no reason to push one. At your free estimate we write a detailed fixed price for the roof you choose, with several payment options including monthly payments.
Is a metal roof loud in the rain?
A properly installed metal roof is not as loud as people expect, because it goes over a solid deck and underlayment rather than open framing.
Every Big Chief metal roof is installed over a full tear-off, a deck inspection, and underlayment, so the panels are fastened to a solid surface. You will still hear heavy rain more than you would on a shingle roof, and many homeowners like the sound.
If you have an attic or an insulated ceiling below, you will hear it even less. Ask us at your Free Estimate and we will talk through your particular roof.
Can metal go over my existing shingles?
No. Every Big Chief roof is a full tear-off and rebuild, and that includes metal.
Putting metal over old shingles would cover up the soft decking, failed flashing and poor ventilation our roofers need to see. Tearing off the old roof lets us inspect the deck, replace what is rotted at a posted per-sheet price and build the metal roof on a clean, sound surface.
We photograph every layer we cover up and keep the photos in your Home Passport.
What is the difference between exposed and hidden fasteners?
An exposed fastener metal roof is screwed down through the face of the panel, so you can see the fasteners. A hidden fastener metal roof is attached by clips under the seams, so no fasteners show on the surface.
We install Central States Panel-Loc Plus, an exposed fastener panel, and Central States Horizon-Loc, a hidden fastener panel with a standing seam look. Both are 26-gauge.
Hidden fasteners give you a cleaner, more finished look and no fastener heads on the roof surface. Exposed fasteners cost less. We recommend the right one at your Free Estimate based on your home's style and budget.
How does a metal roof affect my homeowner's insurance?
It depends on your carrier. Some carriers consider the roofing material when they set your premium, and some may offer a discount, but we cannot promise one.
Call your carrier before you decide and ask whether the type of roofing affects your rate, and what documentation it needs. When your roof is finished, the Home Passport keeps the products installed and their warranties on record, so you have a clear file to send.
We do not give insurance advice or handle claims, and your insurance company decides what applies.
