Can you keep my framing and just replace the boards?
Yes, if the framing is sound. We inspect the footings, posts, joists and ledger first, and if they are in good shape we can replace just the boards and railing.
If we find rot, damage or framing that is not built to hold up, we tell you and show you photos. Hidden problems like rotted framing are handled at posted rates, so there are no surprises. Butyl tape goes on every joist and beam that we rebuild or keep.
A deck is only as good as what is under it, so we would rather rebuild one section of framing than put new composite boards over a weak structure.
What are the signs my deck needs replacing?
Soft or spongy boards, visible rot, a deck that bounces or sags, loose or wobbly railing, and rusted or loose fasteners are the main signs your deck needs replacing.
Other warning signs are a ledger board pulling away from the house, cracked or leaning posts, loose stairs, and boards that are splintered, cupped or cracked. A wobbly railing or soft stairs is a safety issue, so do not wait on those.
At your free estimate we look at your deck and tell you honestly whether it needs a few repairs or a full replacement.
How much does it cost to replace a deck?
Deck replacement in Branson averages $55 to $75 per square foot installed, the same as a new composite deck. The price depends on the features and colors you choose.
For example, a 300-square-foot deck works out to roughly $16,500 to $22,500 at those averages. Removal of the old deck is part of the plan, and how much extra it adds depends on the existing structure.
These are averages, so your fixed price comes after a design session. Projects of any size are welcome, with several payment options: monthly payments, or do the project now and pay later. Permits and inspections are included.
How long does a deck replacement take?
A typical deck replacement takes about 1 week. Larger, more custom projects take 2 to 4 weeks.
Tear-off comes first, then any framing repairs, the new decking, the railing and the stairs. We tell you the schedule at your design session.
Weather and permit inspections can shift the dates, and we keep you posted through the whole job.
Do you haul away the old deck?
Yes. Tear-off and haul-away of the old deck are included.
We take down the old deck, load it out and clean up the site. You do not need to rent a dumpster or find a place for the old boards.
How much removal work a deck needs depends on the existing structure, and we go over that at your design session.
