Straight answers

Soffit and fascia questions from Branson and Table Rock Lake homeowners.

What's the difference between soffit and fascia?

Fascia is the board along the edge of your roofline, where the gutters hang. Soffit is the panel on the underside of the roof overhang, between the fascia and the wall of your house.

Together they close off the edge of your roof, which keeps water, pests and weather out of the eaves. Soffit can also have vents that let air into the attic.

At your Free Estimate we look at both from the ground and with photos, and tell you which need replacing.

Why is my fascia rotting?

Almost always water. Overflowing gutters, a roof edge that sheds water behind the board, and wood that has not been sealed or painted all let moisture soak into fascia until it softens and rots.

Rot often starts out of sight, on the back or the top of the board, so by the time you see it the damage is further along. Soft, peeling or sagging fascia and stained soffit are the common signs.

We replace the rotted fascia boards and then wrap them in aluminum, which does not rot. We also look at your gutters, because the cause of the water matters as much as the board.

Should I replace fascia when I replace my gutters?

If the fascia is rotted or damaged, yes. Our hidden hangers screw into the fascia, so rotted fascia needs to be replaced or wrapped before new gutters go on.

Doing both at once saves a second visit and a second set of ladders, and the new gutters sit on solid boards. If your fascia is sound, you can keep it and have it wrapped in aluminum.

We look at the soffit at the same time, so the whole roof edge is dealt with in one visit.

How much does soffit and fascia replacement cost?

Fascia averages $6 to $8 per linear foot installed, and soffit averages $12 to $15 per linear foot installed. For example, 150 feet of roofline works out to roughly $900 to $1,200 for fascia and $1,800 to $2,250 for soffit.

The length of your roofline, how many corners and stories you have, and how much of the fascia board is rotted all move the price. Soffit lighting changes the total too.

These are averages. After your Free Estimate we write a detailed fixed price for your full scope of work, with several payment options: split into monthly payments, or do the project now and pay later.

Can you wrap my fascia in aluminum?

Yes. We install aluminum fascia wrap over your fascia boards. If a board is rotted, we replace it with a new fascia board first, then wrap it.

Aluminum wrap covers the wood so it is not exposed to the weather, and it does not need painting. A wrap over rotted wood only hides the problem, so we never wrap a bad board.

We also install aluminum soffit, so the roof edge matches.
