Why is water pooling near my foundation?
Water pools near a foundation when roof water drops right beside the house instead of being carried away. Short downspouts, missing extensions and overflowing gutters are the usual causes.
In a hard Ozarks downpour a roof sheds a lot of water, and every downspout dumps it at one spot. If the ground slopes toward the house or the downspout ends at the wall, that water settles beside the foundation.
At your free estimate we look at where each downspout lands and how your yard slopes, and we tell you what is causing it. We are not foundation or waterproofing specialists, so if you already have water inside, we will tell you that too.
How do underground downspouts work?
A buried downspout drain pipe connects to the bottom of your downspout, runs underground away from the house, and releases the water at a pop-up emitter out in the yard.
The emitter sits flush with the grass and pops open when water arrives, then closes again so it stays out of the way. The result is a downspout drainage system that carries roof water well away from your foundation without a pipe lying across the lawn.
Underground downspout drainage with pop-up emitters is a signature add-on to our gutter work. It pairs with our 6-inch seamless gutters and 3x4 downspouts, which are sized to move the water to the pipe.
Will buried downspouts clog?
They can, like any drain. Leaves and grit that wash down the downspout are what clog a buried pipe, so keeping debris out of the gutter is the best protection.
That is one reason to pair underground drainage with E-Z-Leaf Eliminator stainless steel gutter guards, which keep leaves out of the gutter and the pipe. Fine grit can still get through, so an occasional check that the emitter opens and drains is worthwhile.
A yearly gutter tune-up is available as an add-on if you would rather we look it over for you.
How far from the house should downspouts drain?
As far as your yard allows. A common rule of thumb is at least 4 to 6 feet from the foundation, and farther if the ground slopes toward the house.
Downspout extensions and splash blocks work on flat lots with plenty of room. On a hillside yard or a tight lake lot, an underground pipe with a pop-up emitter can carry the water much farther than an extension could.
We look at the grade and the space you have at the Free Estimate and set the drainage to match.
How much does underground drainage cost?
Underground downspout drainage in Branson averages $25 to $35 per linear foot installed, as an add-on to your gutters.
For example, a 40-foot run works out to roughly $1,000 to $1,400 at that range. The length of pipe, the digging conditions, how many downspouts you drain and where the water can safely go all change the total. Rocky ground and long runs take more work than a short run on level soil.
Those are averages, so your fixed price comes after a free estimate, quoted with your gutters, with several payment options including monthly payments. K-style seamless gutters are $10 to $12 per linear foot installed, and gutter guards are $10 to $12 per linear foot.
